Role overview
The Senior Project Manager provides overall management direction for assigned projects and develops project managers working with or under the Senior Project Manager toward becoming Senior Project Managers. Projects assigned to the Senior Project Manager tend to be higher in dollar value, size, and complexity. Their responsibilities include ensuring each project is constructed safely, on schedule, within budget, and of the highest quality possible. Additional and clarification of responsibilities are noted within the Project Team Procedures Manual. The Senior Project Manager and Project Superintendent are the primary team members on each project, and each are responsible for the successful completion of each project. This role will manage their own project(s) as well as manage a team of project managers.
Responsibilities
- Develop a budget for each project utilizing the estimate generated by estimating as a guideline.
- Buy- Manage the Buy-out of each project, including subcontractor/ subcontract work package and utilize the “Wurzel Buy-Out” Process.
- Know the scope of the work for the entire project. Review the contract documents including the contract, drawings, specifications, and addenda
- Buy-out each subcontractor/ subcontract work package and utilize the “Wurzel Buy-Out” Process.
- Define and write the scope of work for each subcontractor and vendor to be hired
- Negotiate subcontracts, purchase contracts, and purchase orders with the subcontractors and vendors
- Write each subcontract, purchase contract, and purchase order with assistance from the Project Assistant
- Maintain a project “Buy-out” log
- Manage the financial aspects of each project including: maintaining a project forecast for each project (due at the end of each month), developing cost proposals in a timely manner for the clients as required due to changes or proposed changes, generate billings for the project, submitting pay applications invoices and invoices monthly, and processing all subcontractor and vendor pay applications and
- Hold weekly project meetings. Meetings include start-up meeting with Owner and subcontractors, weekly meetings with the subcontractors, and other meetings as requested or required.
- Generate and maintain a project schedule for each project.
- Meet weekly with the Superintendent to update the Master Schedule and generate weekly the two-week look ahead schedule.
- Monitor the construction process to ensure the project is constructed on schedule and within budget while maintaining the highest quality possible.
- Assist the Project Superintendent and provide direction to the Project Superintendent to resolve problems.
- Maintain relationship with the Owner, subcontractors and vendors. Ensure all issues of concern are resolved expeditiously.
- Mentor project managers and assist with superintendents around best practices, contract management, and WBL Processes
- Participate in or hold performance reviews for project managers on your team or under your mentorship

Knowledge, Skills, and Abilities
Minimum Requirements:
- Bachelor of Science in Construction or related degree or 5+ years of Project Management experience.
- Proficiency with Microsoft Office (Word, Excel, Outlook, PowerPoint) as well as PM software (i.e. Bluebeam, MS Project).
- Ability to read and understand blueprints, structural drawings, and plan sets
- Strong knowledge of construction materials and processes
- Must have OSHA 30 or ability to obtain certification within 90 days of start date
- Advanced written and verbal communication skills
- Demonstrated strong organizational and problem-solving capabilities
- Ethical behavior and integrity used in all situations
- Self-motivated
Preferred Requirements:
- Master’s Degree in Construction Engineering preferred or 10+ years of Project Management experience
- PMP Certification
Logistics
Position Type/Expected Hours of Work
This is a full-time exempt position. Typical work days and hours are Monday through Friday 7:00 a.m. to 5:00 p.m. Some weekend work may be required. Work location is in office/at job site.
Travel
Overnight travel is possible for this position. Frequent day travel will be necessary.

Work is performed in an office settings and outdoor site work is required in the inspection of various land use developments, construction sites or public works facilities. Hand-eye coordination and the ability to see well, naturally or with correction, is necessary to operate drafting instruments, computers and various pieces of office equipment. Ability to lift up to 50 pounds and the ability of pulling and pushing objects up to 50 pounds is required on a job.
While performing the duties of this job, the employee is continually required to stand; walk; walk on uneven surfaces; use hands to finger, handle, feel or operate objects, tools or controls; and reach with hands and arms for long periods of time. The employee is regularly required to sit; climb or balance; stoop, kneel, crouch or crawl; talk or hear; and smell.
